Who you'll be dealing with

Who is behind We Buy Dubai

Every property that comes in is reviewed personally, and the person who reviews it is the person you speak to on WhatsApp. There is no call centre and no hand-off to someone you haven't met.

We Buy Dubai is being set up to work with Kamani Living, a Dubai real estate brokerage. That arrangement is subject to approvals that are not yet confirmed, so no licence numbers are shown yet. They will be published here once confirmed.

How it works

Three steps, no obligation.

We keep the start simple so you can find out what is realistic before committing time, money or a listing agreement.

  1. 01

    Tell Us About Your Property

Submit the community, property type, condition and a short description. It takes a few minutes online, or you can send it on WhatsApp.

  2. 02

    We Review Your Property Details

We look at location, condition, tenancy, mortgage status and your expectations, and come back with any questions.

  3. 03

    Discuss Potential Selling Options

We talk directly about realistic routes for your property and timeline. You decide whether anything goes further.

Cash & direct sales

What a cash or direct sale can and can't change

In Dubai, a cash buyer is simply a buyer who doesn't depend on mortgage approval. That removes the bank valuation and loan approval stages, which is why cash transactions are often simpler to coordinate and can move faster once terms are agreed.

What a cash sale doesn't remove is the rest of the process: the developer's No Objection Certificate, settlement of any existing mortgage, clearance of service charges and the transfer at a Dubai Land Department trustee office. Those steps apply to every sale.

When you submit your property, we look at whether a cash, direct or investor-led route is realistic for it and say so plainly if another route would serve you better. We don't promise an offer on every property, and we don't quote completion dates before we understand the details. For a closer look at timing, read what actually speeds up a Dubai sale, or our full guide to selling to a cash buyer in Dubai.

Why We Buy Dubai

Specialist knowledge where it counts.

  • We read property condition properly

Dated, damaged, unfinished or simply tired, we look at what the property actually needs and explain how that shapes the price and the realistic buyers. You don't have to renovate first to get a clear answer.

  • We know what investors look for

Net yield after service charges, tenancy terms, rental demand in the community and the cost of bringing a unit up to standard. We look at your property the way an investor buyer will.

  • We know the Dubai resale process

Developer NOCs, mortgage liability letters, service charge clearance, Ejari, off-plan transfers and trustee office appointments. We point out what could slow your sale before it does.

Areas we focus on

Communities across Dubai

We review properties throughout Dubai. These are some of the communities owners most often ask us about, each with its own mix of property types and buyers.

See all areas we serve. Your community isn't listed? We still want to hear about it. Submit your property wherever it is in Dubai. For community-specific guidance, see our guides on apartments and villas.

FAQ

Questions owners ask us

General information about selling in Dubai. It isn't legal or financial advice. Fees and rules change, so confirm specifics for your transaction.

How can I sell my property quickly in Dubai?

Price the property in line with recent registered transactions for similar units, get your documents ready (title deed, owner IDs, service charge statement and, if mortgaged, a liability letter from your bank), and make sure viewings are possible. A buyer with funds available usually moves faster than one relying on mortgage approval (see selling to a cash buyer). Our guide to selling property fast goes into more detail.

Can I sell a property that needs renovation?

Yes. Properties in need of work are bought regularly in Dubai, particularly by investors and renovators. The expected renovation cost and the uncertainty around it are reflected in the price, so a clear, honest description of the condition helps. See selling a property as-is.

What information do I need to submit?

To start, just the community or building, property type, condition, a short description and how to reach you on WhatsApp. Bedrooms, size, price expectations and timeline are optional but helpful. Documents such as the title deed are only needed later, if you decide to go ahead with a sale.

Can I sell a tenanted property?

Generally, yes. In Dubai an existing tenancy usually continues after a sale, with the buyer becoming the new landlord. If a buyer requires vacant possession, notice periods and grounds for ending a tenancy are governed by law, so take qualified advice before serving any notice. Tell us the lease end date and rent when you submit. See selling a tenanted property for the detail.

How does the selling process work?

With us, you submit your property, we review the details and then discuss potential options directly with you. If you choose to proceed with a sale, Dubai transactions typically involve a sale agreement between buyer and seller, a developer No Objection Certificate, settlement of any mortgage, and a transfer completed at a Dubai Land Department registration trustee office. Read more on how it works.

Are there costs involved in selling?

Submitting your property to We Buy Dubai is free. In a Dubai sale more generally, the Dubai Land Department transfer fee is 4% of the price. The DLD lists it as 2% from the seller and 2% from the buyer, although in practice the parties often agree that the buyer pays the full 4%, so check what your sale agreement says. Sellers commonly cover costs such as the developer NOC fee, any outstanding service charges, mortgage early-settlement fees and any commission agreed with an agent they appointed. Fees change, so confirm current amounts with the relevant authority or adviser.

How long does a Dubai property sale usually take?

There is no fixed timeline. Straightforward sales to buyers with available funds can sometimes complete within a few weeks of agreeing terms. Sales involving buyer mortgages, the settlement of a seller's mortgage, off-plan transfers, multiple owners or inheritance proceedings usually take longer. We'll be clear about which factors apply to your property.
